Although Mira Loma was formerly an agricultural area, warehouse distribution and industrial development in the late 1980's and mid 1990's has steadily replaced dairy farms and grape vineyards. Nearly all of the undeveloped land in the northwestern portion of the community is zoned either commercial or industrial. The past three years have seen a tremendous increase in the amount of industrial development in the area, which is now approximately 70 percent built out. At the present time, the rate of industrial development market absorption is steadily increasing and present economic conditions indicate that this will continue until the area is completely built out.
The Mira Loma area, which is already experiencing strong industrial growth, will gain additional strength through two major redevelopment assisted projects - the Galena Interchange and the Wineville Sewer Project. The Galena Interchange is to be located on Interstate 15, just south of the junction of the Interstate 15 and the 60 Freeway. This interchange will provide full on- and off-ramps to serve the heart of the new industrial development in Mira Loma. The Wineville Sewer Project will bring new sewer facilities up from Bellegrave Avenue to Riverside Drive, along Wineville Avenue. These two projects will provide the infrastructure needed to further encourage growth in the industrial area south of the 60 Freeway, along the Interstate 15 corridor. As the Mira Loma industrial area is built out, it is anticipated that industrial development will move further east towards the Rubidoux area.
Residents are also in close proximity to the Norco area, which has more than 88 miles of bridle trails and the entire Santa Ana River basin for riding. The area to the north along Interstate 15, formerly home to numerous cattle farms and dairy operations, is rapidly being taken over by new housing developments and golf course communities. A number of businesses and manufacturing operations are also locating to the area.
